What must be on a tax invoice
The ATO's list. The template lays each one out for you; it is general information, not tax advice.
- The words "Tax invoice" (an invoice without GST can just say "Invoice")
- Your identity: your business or trading name
- Your ABN
- The date the invoice was issued
- A description of what was sold, with the quantity and the price of each item
- The GST amount, shown separately or as "Total includes GST of $X"
- Which items carry GST if some do and some do not
- For sales of $1,000 or more, the buyer's identity or ABN as well
Worth adding for your trade
- The job address and the surfaces treated, with the area in square metres where you charged per metre
- A note that before and after photos are attached or available
- Strata plan or agency reference numbers for managed properties

Questions about invoicing
Should I charge per square metre or a fixed price?
Both appear on the same invoice. Flat areas such as driveways and paths are easy to measure and charge per square metre. A house wash or roof treatment is a fixed price because the work depends on height and access more than area. Either way, the quantity and unit price go on the line so the total is easy to check.
Strata managers want a 30-day account. Is that normal?
Yes. Most strata and real estate agencies pay from an approved invoice on 30-day terms. Put the strata plan number, the property address and the work order number on the invoice so it does not bounce back. FlowFi can chase it automatically at 1, 7 and 14 days overdue.
Is a travel or water fee subject to GST?
If you are registered for GST, every charge that is part of the service carries GST, including travel surcharges, water fills and chemical fees. Show them as separate lines with GST on.
